Lease & payment terms
The following terms apply to both room types (Standard & Deluxe). Payment is made by bank transfer and the transfer proof must be sent to the manager's WhatsApp.
Minimum stay of 3 months
The minimum rental is 3 months from your effective move-in/check-in. If you leave before 3 months, the deposit is forfeited.
Upfront payment
On registration you pay a deposit plus 1 month of rent in advance.
Rent on time
Rent is due on time every month, on the same date as your registration date.
Token (prepaid) electricity
Electricity uses prepaid tokens based on usage. WiFi and water are already included in the rent.
End-of-lease notice
If you wish to end your lease, notify the manager at least 14 days before the lease ends (D-14).
ID card & form required
You must fill out the registration form and submit a photocopy of your ID (KTP) while showing the original to the owner.

Wisma Bludru House Rules
Tenants must comply with the house rules in force at Wisma Bludru, Jl. Pidada III No. 6x, Ubung, North Denpasar:

Tenants must fill out the registration form and submit a photocopy of their ID (KTP) while presenting the original to the owner.

On registration, tenants must pay a deposit and 1 month of rent in advance.

Tenants are prohibited from immoral acts, gambling, bringing/storing/consuming alcohol, bringing/storing/consuming narcotics or illegal drugs, bringing/storing firearms/explosives/flammable materials, writing on or drilling into walls, damaging the vinyl flooring, or damaging the curtains.

Tenants are strictly prohibited from involvement in any unlawful or terrorist activity.

Tenants may not bring or keep pets without the manager's permission.

Tenants may not bring a stove and/or LPG gas.
- 9
Tenants may not dispose of any object into the toilet or drains in a way that could clog the plumbing.

Guest visiting hours are until 22:00 WITA at the latest, with a maximum of 2 guests inside a room.

Guests are not allowed to stay overnight; in case of an urgent need, prior permission from the manager is required.

Visiting guests must comply with the boarding-house rules.

For everyone's benefit, tenants are encouraged to:
- a. Save water by closing taps after use.
- b. Keep the facilities in good condition; if anything is damaged, please contact the owner.
- c. Maintain quiet and cleanliness around the boarding house.
- d. Lock the room whenever leaving the premises.
- e. Inform the owner/manager when away for more than 5 days.
- f. Turn off/unplug electronics when leaving the room.
- g. Park private vehicles properly and always keep them locked.
- h. Bag waste in trash bags and dispose of it in the provided bins, sorting it according to local government regulations.

Tenants are responsible for the security of their belongings inside the room and any personal property. The owner/manager is not responsible for any loss or damage that occurs.
- 15
A maximum of 2 occupants per room is allowed. If more than 2 are found, the manager has the right to issue a warning and/or sanction.
- 16
Minimum stay is 3 months from the effective move-in/check-in. If a tenant leaves before 3 months, the deposit is forfeited.

If a tenant intends to end the lease, the manager must be notified at least 14 days before the lease ends (D-14).
- 18
Check-out is by 14:00 WITA at the latest. Beyond the set time, an additional charge applies of Rp20,000 per hour or Rp250,000 per day (maximum 2 days).
- 19
For any breach of these rules, the manager has the authority to issue a warning and even terminate the lease agreement and remove the tenant, with no refund of rent or deposit already paid to the owner.
Note: Feedback, suggestions, and questions can be addressed to the manager. By signing the registration form, the tenant confirms they have read and agreed to all of the House Rules above.
